New Construction Tile Roof in Estrella Mountain Ranch, Goodyear
Goodyear, AZ · New Construction · Concrete S-Tile · Timeline: 8 business days · Cost: $22,000 – $30,000
Project Scope
Full roof installation on a new 3,400 sq ft custom-built home in the Estrella Mountain Ranch community. The project involved coordination with the general contractor, framing crew, and plumbing/HVAC teams to ensure proper roof penetration planning and flashing integration from the ground up.
Challenges
The custom home design featured a complex multi-hip roof with 14 different planes, requiring precise tile cutting and layout planning. The high-wind zone designation for the Estrella foothills area required enhanced fastening specifications. Coordination with other trades for roof penetrations (plumbing vents, HVAC curbs, solar conduit) had to be carefully sequenced to avoid schedule delays.
Solution Applied
We installed a complete roofing system starting with ice-and-water shield in all valleys and at the eaves, followed by high-temperature synthetic underlayment across all roof planes. Boral concrete S-tiles in Terracotta Blend were installed with enhanced nail patterns meeting the high-wind zone requirements. All penetrations were flashed with lead or rubber boots as appropriate, and sealed with polyurethane sealant. Ridge and hip caps were set with mortar and foam closures.

Frequently Asked Questions
Does Simply Roofing work with home builders?
Yes. We work with general contractors and custom home builders throughout Maricopa County. We coordinate directly with other trades to ensure proper sequencing and penetration planning.
What is the best roof type for new construction in Arizona?
Concrete tile is the most popular choice for new construction in the Phoenix metro area due to its durability, heat resistance, and 50+ year lifespan. Metal and TPO are also excellent options depending on the architectural style.
How do you handle high-wind zone requirements?
We follow all local building code requirements for wind uplift resistance, including enhanced nail patterns, additional adhesive, and mechanical fastening at eaves and ridges. Our team is trained in IBC and IRC wind zone specifications.
Can solar panels be installed on a new tile roof?
Yes. We coordinate with solar installers during construction to pre-install conduit and mounting points, which avoids the need to remove and replace tiles later. This saves the homeowner time and money.
What warranty does a new construction roof receive?
New construction roofs from Simply Roofing receive our full 25-year workmanship warranty, plus the manufacturer's material warranty which typically covers 50 years for concrete tile.
