Project Scope
Application of a spray polyurethane foam (SPF) roofing system on a 12,000 sq ft commercial retail building. The existing built-up roof had chronic ponding water issues and poor insulation performance, resulting in high energy bills and recurring leak complaints from tenants.
Challenges
The building remained occupied and operational during the project, requiring careful scheduling to minimize noise and odor disruption to tenants. Multiple HVAC units on the roof needed to be worked around without disconnecting service. The existing roof had extensive ponding areas that required slope correction before foam application.
Solution Applied
We applied a 1.5-inch SPF base coat with built-in slope correction to eliminate all ponding areas, followed by an elastomeric silicone top coat for UV protection and waterproofing. All HVAC curbs were re-flashed and foam-sealed. Drainage scuppers were cleared and modified to improve water flow. The foam system provided an effective R-value of R-10.5, significantly improving the building's insulation.
